We replace worn, cracked, or missing bottom seals with heavy-duty rubber or vinyl strips that form a tight barrier against dust, water, insects, and rodents. For uneven garage floors, we install threshold seals that mount directly to the concrete and create a raised lip the door compresses against when closed.

Side and top seals (also called astragal and header seals) close the gaps between the door panels and the door frame. Over time, these seals dry out, crack, and lose their flexibility in Arizona’s heat and low humidity. We replace them with UV-resistant rubber and vinyl weatherstripping that maintains its seal through years of temperature extremes.

Between-panel seals prevent air and dust from infiltrating through the joints between individual door sections. These flexible gaskets compress when the door is closed and expand when it opens, maintaining a tight seal throughout the door’s operation. Replacing worn panel seals can make a noticeable difference in how much dust accumulates inside your garage.

We install rigid foam board or reflective barrier insulation on garage walls and ceilings, and we can retrofit existing non-insulated garage doors with insulation kits that attach directly to the door panels. While retrofit insulation does not match the performance of a factory-insulated door, it provides a significant improvement over bare steel.
